I'm looking for LTR seller / owner finance deals that require $10k or less in down payment and that don't need much rehab (at maximum light rehab).

I purchased about 130 of them over the last five years by contacting owners who weren't even actively thinking about selling before I reached out to them, let alone had their properties listed with a realtor on the local MLS. 

Establish the value based on your own market analysis.Your property is a rental once it is placed in service - typically the date it is advertised as available.Check your home owners insurance policy and make sure it covers rental operations - I expect it does not.

@Dustin Sanders It is possible to find owner financed deals and you MIGHT be able to even find some that require no money down.

According to Jamie and his team, the STR market is healthy, strong, and sustainable at this point.As an owner of STRs and advisor to clients who are also owners, this was a refreshing listen on BP. 

Alberto I am not sure of your source, but CA law SB1482 will apply to your duplex except if it is owner occupied and you occupied it prior to the tenant of if the unit is less than 15 years old.
