I didn't end up doing it but I have the same situation and was considering it... tried to go through NFCU and it was a pain so I just decided to put 20% down on my new/current primary residence.

That is because the IRS does not count money the way you might - but their way is not dumb either - annoying, but it makes sense and usually works out better, because there are sometimes limits to losses that can be claimed or at the very least, it is one more pain in the butt to keep track of those too and carry them over until they are all accounted for.

Overall, moving is a pain in the butt.So, if someone is saving money living in your home, and moving is moving, they have every reason in the world to want to stay.Now, you’re thinking, but what about my $1200/year that I am missing out on?

It would be a pain to individually bill the tenants afterwards and if they don't come as a group who know each other, it can create conflict if they're handling themselves.
