The pre-moveout inspection is an opportunity for the landlord to list any items (beyond normal wear and tear, ie holes in the wall, stained carpeting, broken blinds, missing or cracked switch plate covers, etc.) that must be repaired or cleaned prior to move out.

@Anthony JankeFinding something that would reduce what you are paying in rent would be an improvement but I would encourage you to try to find something that would at least cover your expenses.

I understand ARV all depends on what I accomplish in the rehab and what needs to be done to the house, although I have yet to look at the house with my own eyes this is just what can be said from pictures on several different listing sites.
