The property requires some upgrades to the hvac system 10k , minor cosmetic upgrades 15k, foundation and grading 10k, Landscaping and misc 15k  properties in the area are going for single families with inlaw suites are going for 1.2m I put conservatively 950k appreciation 50k forced.You also reference a mortgage interest rate of 5.2%.

It’s going to be used for common area access on a multi unit so it will take some wear and tear so you will benefit from it being commercial grade 2.

I have wifi thermostats, wifi water heater and hardwired commercial grade exterior cameras , but haven't changed from using a lockbox.

I never thought I could do it because I always thought investing was for the rich, and I came from a family where I was eligible for free lunch in grade school. 

The house is right next to the new school in town that houses k-5th grades so I’m thinking it shouldn’t be a tough sell and would have an ARV of about 80k if it’s done right.
