Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I find myself constantly on the phone answering inquiries like, "Do you accept pets?"

If you think a tenant is difficult to remove I cannot imagine what it would be like to remove someone who thinks they own the home and has repainted and remodeled, gotten a few pets, etc. 

One significant lesson was the importance of selecting a property manager with a strong pet policy; unfortunately, the property manager I initially hired lacked this.

We painted the ceiling and a few accent walls back to a neutral color, switched out the switch plates, and applicants love that it is unique.Keep in mind there are other ways to stand out as well, such as pet policy or being a better landlord. 

You can generally set a looser pet policy with SFR's.  

Capping deposit at 1 month rent, leaves out additional risk items such as pets, pools, etc.  

I tell them my 2x rent salary requirements, find out about pets....

Another thing I would add is pet rent if there are any.

Pet rent and late fees increase your income.
