I was reading and I saw someone say that brokers contact me but I need to speed up the process. 

Especially because speed is the name of the game (in most cases).. at the same time it's worth it to interview lenders and go with recommendations.

You can see it historically even on the biggest collapse on the market in 2008, where real estate bounced right back after a few years, and it's more expensive now than it was at the peak in 2006. so real estate will always go up.

Speed is everything, and what is slowing the process down for me is getting accurate comps faster without waiting on agents.

June and July are naturally lower booking months, while Jan-April (even May) are going to be peak season months.

We are still climbing towards the peak of this hyper inflation and if the government keeps printing money, it will only get worse. 

Some instances may even require you to go lower than 66% .As pertaining building your buyer's list, there is nothing wrong with building those early on however "MVP buyers" as I like to refer to them as, due to the number of deals they do a year and closing speed, value their time immensely .

There are several factors - speed of sale, current local market condition, cost of lost opportunity etc.
