If you do the owner-occupant route, you will be able to tap into some nicer areas because you will have less money in the deal as opposed to just buying a traditional rental where you will have to buy in usually B and lower areas to cash flow.

@Michelle BelinfanteWhile you would need to look at a specific property and comps to determine the ARV, it is possible to get some very general values by narrowing down to neighborhood and home size (SF & # of bd/ba).
