This facility is located in an "A" area on the main vain of the community.There are other storage facilities within 1/2 mile of this one.They are 98% with a 85% collected rent (havent verified but this is what the owner said)There are 10 retail shops on the facility aswell and 9 are rented.

I'm very comfortable renting it out myself but may be pressed for time and will be 3,000 miles away. 

FYI: I live in Northern Lancaster County, PA and am about an hour from philly as the turnpike runs about two miles from the house.

You compete with other low cost property that is geographically insensitive, in that a renter could find "comparable" places a mile out of town for half your rate, so your product needs to convey 'true' value for your numbers to work.

I am looking at a 4 unit about 1.5 miles south east of Cal State San Bernadino.

Have you looked about 70 miles outside of NYC or in a neighboring state like NJ or Connecticut?

The Builders bought whole cattle Ranches for a length of ten miles alone Hwy 54 and they are building three, completely, new Cities up there called Trinity.

We are planning to start a low cost  community housing project in Upstate New York ( 30-40 Miles away from NYC ).

I pay all of my own expenses, including putting about 30,000 miles per year on my car - much of it running around with buyers.That means that I simply cannot afford to invest my time with someone who might buy their home through another agent.I may not find out right away, but when different Realtors start recommending the same properties, that will come out.
