I think one lesson to learn for the audicance is that 450 rent on an SFR is simply not enough gross income to support on going cap ex... turn over and other associated risks of owning low end rentals.

In it's current state, the home isn't worth more than 35K, probably less on a 56K face value note. 

I plan on doing these nonconforming attics again, so this could be a good lesson, possibly a good one.
