There is a large REI group that you can connect to on here or through the meet up site. 

Then there is the economies of scale factor.

On a side note I seen an agent list a few large multi family and a few bulk duplex deals that are all seller financing in Chattanooga.

Why do large companies or developers look to the little guy to give up or take the risk for them? 

They are also the major anchor to my building, as their large signage is on top of my building. 

Hi Chris,Unfortunately a lot of sellers (especially wholesalers with a large database) like full cash buyers only because to be honest ( I think my job might kill me for saying this lol) hard money is not always guaranteed due to the fact that it is based on appraisals and feasibility inspections.

If they're young and healthy, it may be quite large.

@Casey Murray Great point on the rent control possibility in San Diego... it looks like it is the only large CA city to not have any laws in place currently.

Looking for my first deal and came across a large house conversion that has 7 units in it.  

I think it is going to depend on your specific area, the midwest is fairly large and prices will vary by location.
