Do your homework, especially on property managers, As far as the deal goes maybe look into partnering with someone who has more experience.

Currently rents at $1350.Option A: only raise the rent @$40 but require them to sign an 18 month lease, making the lease expire in summer and putting me in a better position when it’s time to renew going forward.Option B: raise the rent $80-100 but allow them to sign a 12 month lease.FYI: they have 4 young kids and a dog and came from a much worse living situation.

AS LONG as you either know what you are doing or hire an expert.If you really HAVE to go for lists. cross filter the list the right way.Example, anyone over 60, no kids, has 2 houses, has 90% equity,  [add more awesome criteria here].

in the rooms one will have a king bed and large 6 drawer dresserthe other room is guest/kids and will have a loft bed, a queen bed perpendicular under the loft, and then a lounge seat that is a pull out twin.  

Just realize that most of these come with significant fees, so make sure to do your homework on your particular situation and see if the tax savings are worth it for you or not.

Of equal importance is to make sure that you have enough cash to pay for renovations to make it appear new and modern and including adding a game room and/or movie theater and themed kids bedrooms.
