Also, from what I hear, walls have been moved as well to allow more access (for example in the bathroom).

As with all real estate, I understand each market is different but wanted to see if there's a universal concept that can be applied to get the most bang out of your buck (i.e. does spending $5K on bathroom repairs immediately command higher rents compared to spending $5K spend on HVAC repairs).I'm in San Diego (where cash flow is a bit rough) and specifically focused on properties in the class B/C neighborhoods.

Now if you where re-doing the Bathroom/kitchen completely or putting in new siding (think James Hardie) that might be something else.

The offer would be for $120K, and the house needs a new kitchen, new hardwood flooring throughout (1800 sq ft home), and there appears to have been a leak from the upstairs bathroom that will need to be dealt with.

This second living area has it's own kitchen , bathroom , bedroom and washer and dryerWell when the appraiser came out a few weeks ago, he said that we couldn't put a value on it, since it only has 1 bed and 1 bath , and that there are no comparable houses in the area, to run comparable sales against it.I thought he was talking about the separate living unit , but apparently he was talking about the main house , in that one of the bedrooms doe Not have a closet or an operable window in it that you can raise up and downSo..... this coming up Monday , I'm going to go over to the property and put in a closet , and a windowMy question is...... once I do this work, will I have a high likely hood of getting it appraised this time ?
