Boulder is not really an investment market per se, but more of an appreciation speculation play as cash flow is nearly impossible to achieve.

With house prices the way they are, and existing rents, it’s virtually impossible to get 1%.

Deals may be harder to find, but not impossible.  

Sometimes a good deal looks almost impossible out here so it is always nice to hear a good success story. 

I would think its a non issue.out in the west were its common to not own mineral rights its a non starter as its near impossible to get permits to mine or drill

@Clarence Gong you need to use a specialist , virtually impossible to do it yourself Massively unnecessarily over complicated........find and pay experts to do it for you

If you are in a market where its near impossible to get in for a reasonable cost and ROI, then you don't have much choice.Florida has plenty of places that you can learn the ropes....I would stick closer to home for now
