As a real estate agent I’m looking to work with investors interested in converting homes that implement regenerative design to flip, or buy and hold for long or short term rentals. 

It also, and more importantly to your points of lower property values and owners not paying, carries the responsibility of proper budget and reserve planning and implementation, which directly affects repairs and maintenance.

It's fairly flexible, though I wish they would implement the ability to put "extras" into the charging system, such as paying for parking, storage unit, etc.

I do support arbitrage and have successfully implemented and seen others reap the benefits as well.

I'd like to get out there and see what the big wholesalers are doing and implement it in my market.

Well I do some research and speak to his inspectors and it seems this lawyer jerk was up on my roof poking the new shingles with a sharp implement and it caused damage to the shingles. 

If the seller was so serious about implementing an iron-clad "as-is" sale then they should not have allowed the inspection period in the first place.

There is such a diversity of submarkets here that almost any strategy can work if you know where to implement it.
