Believe me, I'm 100% for being both upfront AND honest about any home I list for sale, but this guy made what was basically two spots of mold, one maybe 2 inches at most and the other 1 inch at most into something that sounded like the whole bathroom could be covered in mold!

Thanks Welcome AT,To be honest with you I still have no clue what the 2% or 50% rules stand for even tho we have been involved in hundreds of deals over the last 4 years lollol.All I tend to follow is the gross and net rent rates when estimating returns.IMO the Midwest is one of the most undervalued regions in the US.

Honestly, I have always had real estate on the brain, it was going to be my chosen family investment profession regardless of my wife and I's professions, but seeing as I am at home with my kid for now, why waste time waiting to invest when I could just start now?

I think the reason for bankruptcy or bad credit is important as well.But honestly, I would rather have a larger pool of tenants to choose from, so if I were in your position I would lower the rents slightly to attract a larger pool.
