@Bob Green - we are looking for outdated properties in need of upgrading, but ones which could still be eligible for traditional financing.

There are also products to paint/seal kitchen counter tops (I did this with a counter top that was a bright green and it's still in good shape).Not every woman wants an island (I don't) but I know they are popular now. 

You are right, talking to county and bring the rendering is definitely a good start.I did that a few years back, as a green newbie, and the person behind the "power" desk, wasn't very nice, and made my 'life" miserable.
