A lot of the filtering that I wound up doing had to be done by hand, because there is no excel macro that is as effective as the ol' mark-1 eyeball for spotting irregularities.

Hey everyone, over the last two years or so I have been trying my hand at wholesailing with no real success, now I was at one point in time one of those newbies who was gullible enough to believe that you don't need any money to invest or wholesale or any other thing associated with real estate, which I have learned over the past two years is just not true.

I pretty strongly encourage you to have an accountant or Quickbooks expert who works with flippers give you a hand in setting up your chart of accounts and training you in how to use it.

After a modification if principal is not forgiven you're still in the same situation as I pointed out, but with lower payments.In this case, I'd just tell the seller that she needs to modify or sell short, to get with her agent/attorney and see which was best for her because your options are very limited and would require more risk that and hand holding than it's worth, IMO.
