Will get us a good bump in rents and added mini splits HVAC and removed the old in wall heaters that weren't very efficient. 

Hopefully your post draws some good points from people who have done it both ways and can provide some numbers for us.

So their not-so-good place is wroth more than 3 million.

I fix them up to a quality that justifies that price.

And contractors, oh goodness me. 

@Brian Batista yes, your best chances of finding good title companies in your area that have experience at subject to transactions are through other investors that have done subject to transactions with those title companies in your area.

It strikes me that this would be a good investment. 

We’re finding a lot of good quality low profile LED lights at Home Depot that are really spiffing up our units as opposed to can lighting for ease of installation.

However, I haven't found a good source for quick estimates based on the size of the project, year of build, etc., specific to our market.
