Just so they doesn't sound to anecdotal, I have a few other examples much like these, it seems to take a bit of real effort to work a straight line over that 10 year period.With regard to cash flow market and appreciation market, nothing is either fully fish or fowl, everything lies along upon a spectrum.

This is not listed on MLS "for lease", the price is not aggressive and there is no apparent marketing effort besides a sign in the window. 

What is really needed is to turn peoples thinking around as too many have expectations dependant on the efforts of others rather than their own personal efforts.

I'd rather do the real estate exam, it's a whole lot less effort. 

I am willing to do work and put money behind my marketing but would love to find a mentor locally who understands my market, wants deals brought to them, and could guide my efforts to be more efficient. 

If investing in notes requires me to trust a counterparty looking for fat fees in places I don't live, and it requires a TON of effort on my part....why not just invest in my home market.

It takes a bit of effort, but it is pretty straight forward, and I don't do the indexing because the returns are directly tied to the market.
