I'll have to also look into qualified business income.The only reason I haven't chosen to leverage out the responsibilities to a property management company is because the REI's are either new builds or in better areas with higher quality tenants and issues have been minimal.However if there is a way to maximize returns it's worth exploring more.

Hi everyone, I am starting to explore the idea of jumping into BRRRR investing.

I would absolutely encourage exploring podcasts/forums/books to continue that education.  

I understand for most heavy duty rehab BRRRRs doing the cash out refi might be better on the numbers but just wanted to explore more options.

My architect said not a great idea, which makes sense, but I had a good feeling about said contractor.I'm currently exploring other options in Charlotte, nc.

Frank,Have you already purchased the land and explored construction financing or are you paying cash? 

I’m partial to Breckinridge and know it is a very well-established, heavily visited vacation area but because of that I know the cost to buy in is very high so I’m open to exploring other vacation areas that may be better investments such as Winter Park, Estes Park, Keystone, or any others that I may not be as familiar with.
