@Itamar Halevi have you tried looking into an investor friendly agent to help guide you?

I contacted the agent few times to schedule a time for me to go into the property for less than 2 hours, but he never did even he told me he would help me with it.

I’m also an agent in IL IN MI if you need any comps or help.

If you don't have such a person, you can go to a third party service like VerifyInvestor.com and pay a fee for them to review your financials and generate the letter (from an attorney).

Wash/dry/fold services could be added and are wanted by customer base.

Have you seen the business financials and previous years rents along with looking at that the banks will want to see its 100% occupied without vacancy to hit a Debt service ratio of 1.25% Minimum in most cases.

For example, the laws in Texas allow me to include specific provisions in my leases that might not be legal in states like New York.One such provision I enforce is that once a tenant gives notice of non-renewal, I can immediately begin showing the property to prospective renters.Because its so state-specific I would reach out to a NY landlord, agent or property manger for more geographically specific advice. 

I will admit, based on what you have told it seems like a real gamble without running a full application.
