So many move to whatever hype they feel will make them wealthy soon like Bitcoin, 5 lynx, So So, Amway or whatever.

I get the feeling you aren't paying taxes on your unreported income, which is against the law.

@Robert Mendenhall I feel like Columbus is a uniquely positioned market right now.

I only have one property and it’s got around 80k in equity that I can’t use until mid July but make decent income from that rent, my plan was to use the initial cash out refinance to do a fix and flip or 2 to pay back the refinance and use profits to go towards another rental but the waiting period I feel is making me miss out on a lot of opportunities.

Maybe, with different terms and that's up to you if you want to make that extra risk associated with it and how much you feel the other side needs to, too.
