I kind of prefer the idea of cheap "burn phone" type prepaid mobiles. 

Sometimes you can get burned bad with incontinent cats or one cute little puppy that turns into repetitive cycles of pit bull litters.  

I have seen properties around me that are burned out.  

This does require burning an LLC but that's not necessarily the worst thing to do every once in a while - particularly if the members are splitting anyway.

In the end it will burn you.As far as funding, I always suggest to find a good hard money lender and there are sites that can help or the forums here.

•Make sure you're offering a deal that won't burn the other investor...There are ALOT of little things, but educate yourself EXTENSIVELY, but DONT get stuck in "analysis paralysis" .don't buy into the fake guru programs/ the get rich quick schemes.

Yes get insurance now.....many say wait til you get the CT....but what if it burns down in the mean time....you've already paid the full purchase price.
