Now I am looking to shadow an experienced investors from the Pittsburgh area before I start making deals and try to limit some mistakes that come with investing in real estate.

I figured I would put it out here and see the response from more experienced investors. 

An experienced agent or broker who has done residential/commercial deals should assist you in crunching the numbers and help you find deals that make sense for you financially.

I work with NEW and experienced investors, finding them properties all over the DFW metroplex!

However, I recommend that you don't touch this method with a 10 foot pole unless you are deeply experienced.

Maybe try asking other experienced RE investors how many of them bought a program to get started instead of being deceitful.... sorry to the rest of the community for my rant and if I completely missed the boat with this one.

I am by no means experienced, but these are the type of questions I would be asking myself.
