Normally, any and all retirement accounts are except from litigation if an individual gets sued, so all of my IRA/pension funds are protected.

This is pretty much like a typical homeowners policy except it does not cover anything of the tenants.  

I have had American Homeshield the past year (my first year as a landlord) and have been fairly satisfied with them except I think they are a little expensive ($41 per month and a $125 copay each time they send someone out).

Realistically, not much except a lawsuit.

The broker didn't ask for anything out of the ordinary/suspicious, except to tell me that I would need to pay for the appraisal when it occurs (rather than at closing) bc it's done by a third party.

This deal looks like a good deal, except for the 1 bd apt.

Most have exceptions for "for sale" or "for rent" signs in front of a property. 

Now there are exceptions such as property taxes, environmental liens, municipal liens, etc.If research is not your specialty then get a title search prior to bidding on any properties.
