Rich Vogt,On a deal we were negotiating for otherswe recently had a lender's negotiator that was "married" to the BPO (100k above our cash offer) We asked them to help us out by sharing the comps they had used because we couldn't find any that justified the BPO they were relying on.We told him if he had data we would go back to the buyer and share the data.They had none, they hemmed and hawwed for two more months and then came down from 340k to 275k and paid commission of 5% plus most of the closing costs.Side bar-The house we were dealing on was 3bed 3 bath at 2200 sq ft.

my dad just had a new well drilled for about 1,000. he only uses it for lawn irrigation as he gets county water for other purposes.not sure how deep they had to go (it's florida so water isnt too deep). as far as filtration systems, the water quality is pretty rough here in my neck of the woods. i have a sofener for my everyday water (showering, etc) and a RO (reverse osmosis) for potability. i'm a bit of a water conniseur. that's what i drink 99% of the time.i'd suggest ensuring a decent water system as bad water can really harm plumbing/piping.Good luck on tues!!!!

The MI company was Radian and they denied the short sale when the lender approved it.Call their loss mitigation department and treat them as you do any other negotiator, explain the situation and send them over your data and comparables to support your offer.What happened on my deal is that the MI company apparently approved it as long as the 1st lien was willing to take more of the loss, I am not sure about the specifics but they came to their own agreement and I was able to get the deal done.The point is be persistent and don't take no for an answer.
