I have a question about purchasing a foreclosure.Example:$200K home is getting foreclosed and there is $100K left on the mortgage in addition there are tax liens for $10K, I bid and win the house for $125K.

She could probably buckle down and force the landlord to evict her, but based upon what you've said, I don't see anyway she would win and she'd probably just end up with sheriff moving her stuff to the street and judgment against her that could potentially include the landlord's legal expenses.

Save yourself a little reserve and a DP and get out there and win.
