@Marcus Auerbach, there are plenty of lenders who use a DSCR 1 ratio and base the rents on actual rents or the rents on the appraiser market rent survey.

Our thinking is, if we can put down lower and make the deal pencil at the higher rate, we can always refinance when rates drop, which we understand is expected in the fall/winter 2024.

We would need to learn all things creative, starting with how to pull numbers on a subject, is this a good deal, how would move this deal to an investor, ect.We have looked into Pace Morbys course however, we are a brand new business and we are not in the place to drop $12k on a course.

I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.
