@Marcus Auerbach, there are plenty of lenders who use a DSCR 1 ratio and base the rents on actual rents or the rents on the appraiser market rent survey.

Im based in the UK - hope that is OK.I am primarily looking for info on deal calculation and also what I need to have inplace / ways / strategies to raise investment capital. 

Our thinking is, if we can put down lower and make the deal pencil at the higher rate, we can always refinance when rates drop, which we understand is expected in the fall/winter 2024.

They are just far to speculative and all over the place with values for me to want to base a contract/option off of it.

With inflation pacing higher than expected and with the Fed obsessed with a silly and arbitrary 2% number for inflation, don't hold your breath on significant drops for a bit.

Many reputable general contractors have experience with city/township inspections and final inspections before you can sell your home; they can provide value based on experience with trades inspectors and providing more accurate estimates for project costs based on current market value of work per trade. 

We would need to learn all things creative, starting with how to pull numbers on a subject, is this a good deal, how would  move this deal to an investor, ect.We have looked into Pace Morbys course however, we are a brand new business and we are not in the place to drop $12k on a course.

I recommend looking into areas near economic bases - close to Nationwide Children’s Hospital, Ohio State Campus, New Albany, etc.
