Since I tend to deal with basket cases I can usually safely assume that we are looking at all new flooring, for example, so on 1000sf I might mentally note $4-5k for flooring, and then adjust that after I walk the property - maybe all the HW can be refinished, or maybe there's a room or two that needs a subfloor/joist repair before we even get to the finished floor.

Putting aside 10% for maintenance/repairs, and assuming 5% vacancy.I would be self managing because it is close to me, a very safe neighborhood, gated community with a lot of amenities, and security patrolling, etc. so I would be comfortable with it.I figured it looks like a good deal but cash flow is a little tight.

If there's not, I know the committee wants to put something in it so that it's safely regulated.I'd use low voltage landscape wire, it's purpose is for lighting.
