Again, the market will determine the possibilities.I have seen PMs using all three, salary, straight commission and both a base saalary plus commission, in fact, all three in the smae company, with more of the managerial types having a salary plus overrides on those supervised and commissions if they do any deal.I'd say first you have to define a job description and from that, together with market influences you can get a better idea as to a fair compensation arrangement.If your area has 2000+ rentals the performance expected of the bush beater will be greater than if there are only 500 rental units.For anyone to stay with you, they need to make money and your market will ultimately define those opportunities.

Out this way you always get a copy of your preliminary title report and attached to that is the legal description and the copy of the plat map.. it should have been pretty easy to determine that your lot lines did not include the this driveway or alley way.

Greg - Based on your description of the building and the types of tenants best suited (small mom & pop independent tenants) for the property, so long as the space is in decent/good condition, the tenant should do their own fit out.

Often times a closing that can happen in days without going through the standard bureaucratic (http://www.merriam-webster.com/dictionary/bureaucratic) channels that will inevitably take more time, and often times a wholesaler will have a list of buyers waiting on properties matching a certain description...

@Larry Elwood Hey Larry, here is the description for DX lots:  Single Unit Dx (E-SU-Dx) E-SU-Dx is a single unit district allowing suburban and urban houses with a minimum zone lot area of 6,000 square feet.So, unfortunately, you cannot build an ADU.
