Evaluate money in versus money out and if cash flow is self supporting with extras - look deeper.

The neighbor told me when he moved in he had to have his well drilled deeper.

So I dug deeper into the city, county, and state records. 

Then I grabbed another off of the MLS directly after to go deeper in the hole, LOLFinally after a few I did an off market deal that I helped a private lender liquidate and flipped the contract and made more from that than all of my over leveraged MLS deals combined. 

Overall I'm just trying to set some criteria to determine which cities I really want to dig deeper into and establish those realtionships.
