Hey BPers,I am designing a strategy for tax-deferred savings that builds current cashflow and could essentially function as an alternative retirement or FIRE strategy.So...here's the strat in a nutshell:1.

Is the higher rent based on a refurbed unit or its present condition?

Does this make sense to still go through with even though I will have no cash flow initially and I will still be able to add a 12 unit apartment property to my portfolio that is presently consisting of one triplex?

I was a very lucky landlord during the COVID pandemic; not one missed/deferred rent payment. 

Does anyone have some meetup presentation, they're willing to share?

I understand folks should be paid for the work they do, but 55 basis points off the mark on the offer as presented is a red flag.  

I sold almost all of my active properties and deferred/avoided the capital gains taxes by doing what my accountant calls a "Lazy 1031".

It's a 29 unit park and has a lot of deferred maintenance repair ahead. 

I'll have to get that discount when I check in and present my military ID!
