their income individually or combined must be 3 times the rent on a monthly basis regularly and you must verify everything on their application.Previous landlords can tell you if they were good tenants or had constant late payments and/or faced eviction.they also need to pass a criminal background and credit check.

I think there is some grand illusion that private money is cheaper than HML.. when in fact the rates are basically the same and private could be higher.. it goes without saying that this lady is responding to the criminal pump and dump scammers that infect Social Media platforms.

I asked them to fill out an application and WHOA... bad credit, lots of late payments, high credit card bills $9k, and she has a criminal record for child abuse, and neither of them provided any verifiable documentation of income. (!)

ETC ETC.. this is reality in the low end markets in the bigger east coast and mid west markets were houses sell for 35k.Now you can find mellower towns hey being little satellite towns were this criminal activity is not as acute.. but the rents are still sporadic.
