If you wanted to go through small claims to avoid lawyers than you can just lower your claim to the Small Claims max.

If you want income + growth than you’ll probably have to settle for 5-6% income.  

As anyone who has held a mortgage for more than 10 years knows, they will likely get transferred a few times. 

You can offer a payment plan, but I wouldn't stretch it out more than six months.3.

I can't compete with them other than in price.

There are a couple but its going to have to be pretty permanently attached to the land to protect the foreclosure option

Refinance loans usually aren’t low interest if money is being pulled out. 

I personally wouldn't go above the historical rate of inflation (closer to 3%), and always underwrite my deals as 2%. 

Although my income is great for my first job out of college, I've talked to a couple lenders in Salt Lake City and got the feeling my salary (~85k) will not be enough without bringing a larger (~20%) downpayment.
