It is usually the Landlord's responsibility to repair/replace anything that belongs to the rental, except for consumables (e.g. light bulbs or smoke detector batteries).

If you can avoid a 203k loan I would - it can be very time consuming and all your marbles are in the contractors hand.

A few allow consumer direct.

There are definitely more lucrative ways of doing this, but it works for me and my family as it's not very time consuming. 

Don't let the content that you consume get you into paralysis by analysis.

Time consuming, yes, but worth it.
