Hi @Jay Helms ,First, we narrow the search down to approx. 10-15 properties that we intend on bidding, and then we have a team that checks all records manually to confirm is the 1st lien/mortgage we're bidding.  

Like any good real estate investor, look at the properties they manage, find the owner and call them directly and ask how it is going.It sounds silly, but find out what management software they use.
