Though the basement will not have a full kitchen, I may be able to use it for comparative purposes related to occupancy.I may do yet another experiment in future renting by room using 1, 3 or 6 month leases targeting medical students and see how that route compares.

That said, if a traditional lender is willing to do this, you really should take full advantage of it.

Other than that question... seems like a sweet little package.As for the driveway... compare it to your comps. 

If I cannot find 3-5 I will extend the filter to include 6 months of sales before I go further than .5miRemember that a comp should have a similar style (don't compare ranches with 2 stories), similar construction (brick vs siding etc), and similar age (+-10 years if possible)
