I'm trying to put together my next mailing campaign and compile a list of potential seller's going through divorces.

As a result of signing up, I’m just about to launch my marketing campaign.

I am about to run my first serious marketing campaign.

It is incredibly easy to get around in, understandable language, programmable drip campaigns and templated emails, and calls to action.

My friend/investing partner (who is local in Seattle) are in the midsts of starting our wholesaling operation up and getting our first direct marketing campaign launched. 

Develop a mailing campaign, and then going out into your market and begin to pull doors will produce the types of deals you're after.  

Those situations aren't exactly in the MLS, you just pitch them when you find the right situation.I would imagine if you sent out a letter campaign to free and clear houses with some motivator (past due taxes for example) you'd find some O/F opportunities. 

My question is, what do you guys suggest as a good first marketing campaign?

Perhaps you could consider a multi-channel approach for this marketing campaign.
