Some like sub-2, normal people not attuned to real estate, never heard of sub-2's, can be abused by unethical investors, who may start off as unethical, forced into it due to missteps, miscalculation, poor planning among other things.

C"s and "D"s can make MORE money but you have to work a LOT harder and one thing you give up is opportunity cost of being tied down to being able to manage a few deals.

The beauty and success of this great United States of America has relied upon having rights- The right to own property, the right to make decisions about our bodies and beings.

I've kind of scanned around but haven't been able to pinpoint anything.

It seems there is this huge divide between; 1-those who profit from selling fear, regardless if it is completely false or not (our youtubers example) 2- Us professionals who have access to accurate market data put into charts, graphs and ratings to readily read pulse of market  and 3- every body else (probably the majority on BP).
