I had some once that had a plenum attached to top with registers pointed at every room AND a return air grate on the bottom section of the blower so virtually zero duct work. 

Yet a new Lenox we inherited lost both inducer & blower motors along with the capacitor after 3 years.

I'm also new to REI with only one property under my belt.

@Antoine Belt i am not sure how much that changes the comps. it all depends on the neighborhood. 

The most common point of failure is the blower, followed by the compressor.

We fell for this one since it was a great property with tennis courts, sand volley ball, 3 laundry onsite, club house opening out to a 40ft x 60ft swimming pool, kids play area, a soccer field and a green belt.

Just use the Voice Recorder app on an iPhone and clip the phone to your belt.

But like seat belts and catalytic converters the auto industry did not blow up either.
