It is even less likely the guru has the answers for your very specific geography, property type, local practices, norms  and your niche....for better or worse, the self help market has blurred into real estate somewhat (at a very high mark up, too)...so if you need the inspiration, perhaps pair the practical real estate books with some best selling motivational ones at the used bookstore for under one hundred dollars bucks....

So when negotiating, would DG say (a.) we are using a preferred building, (b.) the cost will be $X, (c.) the land is valued at $Y, and therefore, we are willing to pay a corresponding return to you of 7%?
