I've never felt threatened because I treat my tenants with respect and courtesy, and I've made a point to introduce myself to all the neighbors and offer my phone number should they ever have any concerns.

Gather all this and then knock on doors and send emails and make phone calls do your due diligence.Good Luck

 I would like to know, is there a phone script either through/on bigger pockets, online, or somewhere you can suggest, that I can use to negotiate a deal with a motivated seller to be able to get a contract if so I'd appreciate it thanks?

Would the contractor need to visit the house or do contractors give general estimates over the phone?

I would say they should limit accounts to 1 per phone number or ip address but I suppose professional trolls would get past that. 

You can also do much of the business through phone calls and email.
