Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Mine are all paid for and in LLC's.I would say honesty is the best policy.

My friend and I have a brokerage and we all sell houses to clients but our main focus is personal investments and building multifamily at the moment.

If you're going under contract, make sure it is required to be delivered vacant of all tenants (and you'd probably save a good amount of time making that known upfront before entering contract negotiations).

I make good money, but Im not a pro with REI at all.

You could also explore using a home equity line of credit (HELOC) or a cash-out refinance to tap into the $100k equity and use that capital to invest in additional properties, all while keeping the current home as an asset.
