Sounds like to make this work you had to have the special knowledge about the situation and sometimes just knowing what to do or how to solve a problem is the value add component that others can't/don't have.

I see that this deal has two big components, the deal and the sponsorship/partnership agreement.That being said, the few other concerns/issues that I see on the property side of things, does the deal make sense if you can't fix the zoning issues and do the expansion?

Key Metrics:- 50-100 units- Lexington, KY or Covington, KY (Cincinnati is acceptable too)- Value-Add component a must: examples include deferred maintenance, 70’s builds that haven’t been modernized, etc.- 5 year hold- C or B class
