Sounds like to make this work you had to have the special knowledge about the situation and sometimes just knowing what to do or how to solve a problem is the value add component that others can't/don't have.

I see that this deal has two big components, the deal and the sponsorship/partnership agreement.That being said, the few other concerns/issues that I see on the property side of things, does the deal make sense if you can't fix the zoning issues and do the expansion?

You have to make sure the people who you're working with have interest that are aligned.

You could make your employer contribution to your solo 401k as a traditional component and defer those taxes into the future.

You need two components: a deal and money.
