The house I am wanting to get is somewhat larger, 4 bed, 3 bath with estimated cost 330-350k.Savings wise, my situation isn’t the best. $10k liquid in the bank.

Does anyone have any suggestions on what to do in situations like that?

I've met with some very interesting and possibly dangerous situations. 

A lease option can be a great opportunity to not only secure your buyer to then start the 1031 but also to give you some flexibility in timing which is so critical in a 1031 situation.

It depends on the property specifics as well as your tax situation.

I am in a similar situation, renting a bedroom in a co workers condo.

@Brian, and that is a perfectly reasonable position to take, in my situation I'm in NYC, a very tenant friendly state, it's not unknown to be tied up in court for a year trying to evict a bad tenant, it happened to me, took eight months to get him out , situations like that can quickly mess up a positive cash flow, if I had a mortgage on that property I would have been in bad shape.

I try to handle the situation to avoid further issues down the road. in your instance i'll put some fans on to dry the area and continue to get a repair man.

I agree with you, he should be on this forum asking questions and providing accurate info about his situation, without knowing all facts we can't give accurate recommendation.
