He is committing fraud in his application by not informing you in advance of who was really applying for the unit.Hopefully he does not have a key, keep his first months rent and return any deposits.Remember you must screen every adult intending to live in the unit to insure each can afford it on their own.

If your criteria says that each adult must qualify on their own, and these guys don't, then you deny.Plus, whenever you can legally deny anyone going through a divorce or just freshly out of one, it's the thing to do.

LOL... but you can take It up with Johnthe ugly side of landlording.. its rare that I ever give a deposit back and I mean rare.they yell they cuss they threaten but they also do a bunch of damage.. most of them are just wind bags.now the one's that actually hand the property over and have lived there like responsible adults I give those back.. but most of my mid west stuff they never even ask.
