@Michael Williams the numbers all look good and the way you detailed your analysis is good.However the property doesn’t meet the 70% rule. 103k + 10k + 16k + 30k = 149k / 182k = 87%As a subject to strategy and BRRRR it, cash in would be 46k plus holding costs about 20k for a year total cash in 66k (worse case scenario).

@Eli JacksonPhoenix needs RV Parks, everything they have are 55 and older parks, none for families or workers.We came here to work on some Walmart’s and Sherwin Williams and we had to go to a park in Casa Grand, because there were no parks in Phoenix or surrounding area.We ended moving out here and thought about the same thing, starting up a RV Park that was family orientated.We had to work in Scottsdale, Mesa, Tempe, and Phoenix and had to drive from Casa Grand.

I've had good experience with both Jim Barry and Shannon Aldrich on pre-licensing education in NH...... just remember the bulk of the exam is on the RSA's/rules that govern how Realtors can function and less about how to be a good/successful Realtor.I chose Keller Williams because:1) Investor- friendly culture2) Don't have to do uptime3) You can have your own brand under the KW name4) Profit share (you get a passive income source via % of agent's commissions that you bring into KW)5) We can 'cap' whereby we keep 100% of our commission6) Really good trainingHappy to share my experience, Tucker!
