Rates and terms will be different from bank to bank but your best bet is a local bank because they want to establish a relationship with you and be there for all your money needs.

I think your best bet, depending on price range would be to buy a 4 bed 3bath home and rent out bedrooms.  2-3-4plexes are pretty tough.

Looks good, but in an area where 50K is the avg purchase price I bet you can easily find some good BRRR deals or find some way to add more cashflow without having a huge expense.
