There are third-party admin people that can help you set up and administer your solo 401k for a relatively inexpensive fee it's about $300 a year I currently use one company to do the same for my self-directed Roth IRA.I'm looking to go with the 401 option because I can do a 100% contribution up to $20,500 now.that's just a little over my net in one month on my rentals.

Do you know any companies that help with this process or who can expedite the process?

I really need to use a property management company.

I understand everything is a trade off so I am open to diversifying markets and strategies to find what works best.

Also, the rehabs you can learn from the gc and/or trades what should be happening in what order. 

Less expenses: Stop going out to eat so much, trade your car for a cheaper one, sell the $5000 golf clubs for $1000 ones, 1 vacation a year instead of 2 or 3 a year because "I deserve it", cut the grass yourself.I am being a little silly, but seriously get on a budget and see what you need to do to cut expenses or where you can work a little harder.
