We do 90% of the work ourselves from tiling to wood floor refinishing.

Hey Chow - I am currently house hacking in Wood Ridge, NJ.

A nice 1.1 acre wooded lot with a creek right off the highway (with a fire-damaged house) for $3500. 

What an investor focused/experienced realtor would know is "Good Bones:" Roof, AC/Heat, Plumbing, Electrical, Foundation - and for those of us living in "termite world" - block over wood construction.  

I loved being able to get outside most of the year for all kinds of activities, walks at the beach, hike in Muir Woods, hikes at Big Sur, hill climbing from bayside to Nob Hill etc.   

I always tell the wood floor refinisher what I want, sand, stain, and three coats of finish-non glare.

I'd like to go with LVP throughout the house, but I'm concerned about the wood subfloor upstairs.
